GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday July 5, 2022, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearing:

Rehearing: Mark Skersey, Applicant/Owner is seeking a Special Exception under Section 14.7.3 of the Zoning Ordinance to build a barn on a property that doesn’t have a primary home located on it, is located on a lot that doesn’t meet the 2-acre area requirement and only has frontage on a Class IV Road. A Variance from Section 3.12 is also requested to construct the accessory building on a lot that does not have a principal residential use. The property is located Incline Avenue, (Map 41, Lot 55), Zoned: Agricultural. (The Board granted a rehearing on this application on May 3, 2022. Continued from the June 7, 2022 ZBA Meeting.)

Kathleen & Thomas Langlois, Applicant/Owners are seeking a Variance to allow for the construction of a deck and stairs that will be located within the inner 50’ of the 100’ Wetlands Surface Water Conservation District Buffer. This Concerns Section 13.3 (Wetlands and surface Conservation District). The property is located at 202 Elm Street, (Map 36, Lot 68), Zoned: Residential-1 & Wetlands Surface Water Conservation District. (Continued from the June 7, 2022 ZBA Meeting.)

EBRC Holdings, LLC, Owner & Cercle National Club, Applicant, are seeking a Variance to allow for functions with outdoor music entertainment on vacant Lot 3 that is split zoned Commercial & Residential-2, as an accessory commercial use to the abutting Private membership fraternal or social organization or club, Cercle National Social Club, which is permitted by right in the commercial district located at 550 Rockland Avenue, (Map 15, Lot 2), zoned: Commercial. The expanded use is permitted by right on the Commercial portion of Lot 3 and is Not permitted on the Residential-2 portion of Lot 3; a Variance is required per Section 3.11.B of the Goffstown Zoning Ordinance. The property is located at Woodbine Street, (Map 15 Lot 3), Zoned: Commercial/Residential-2.

Ryan & Jamie Gough, Applicant/Owners are seeking a Variance to allow for a deck to be attached to the house and existing pool that does not meet the 30 ft. rear property line setback requirement per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 44 Laurel Street, (Map 14, Lot 55-3), Zoned: Residential-2.

Zachary & Timothy Ouellette, Applicants/Owners are seeking a Variance to allow for an addition to an existing home that will be located 6.25 ft. from the side property line whereas a 15 ft. side property line setback is required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 31 Higgins Street, (Map 17, Lot 161), Zoned: Residential-2.

Hawkes Motorsport, Applicant/Owners are seeking a Variance to allow for the construction of 4,800 sq. ft. office/retail and maintenance shop with outdoor display areas on a lot that doesn’t have 50 ft. of road frontage as required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 186 Mast Road, (Map 5 Lot 49), Zoned: Commercial Industrial Flex Zone.
