Public Hearing - ZBA Meeting - 10/02/2021


There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday November 02,  2021, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearings:

Gaetane Benner, Applicant/Resident, is appealing the decision of the Planning Board approving a proposed laundromat to be located at 2 Haig Street with shared parking on the adjacent car wash property.  The properties are located at 2 Haig Street, (Map 18, Lot 16A, Owned by 2 Haig Street, LLC) and the existing carwash is located at 586 Mast Road, (Map 18, Lot 17, Owned by 586 Mast Road, LLC).  Both properties are Zoned: Commercial

Brian Nawoj, Owner/Applicant is seeking a Variance to exceed the maximum density allowed to raze the existing detached barn and construct an additional two dwelling units on the parcel that already has an existing five unit multi-family building.  The existing lot size totals 0.618687 acres (26,950 sq. ft.), whereas the minimum required lot size for a total of seven dwelling units is 2.33 acres (101,640 sq. ft.).  This concerns Section 4.3, Table of Dimensional Regulations footnote [7], of the Goffstown Zoning Ordinance.  The applicant is also seeking a Variance to construct the additional two dwelling units (a detached duplex), 20 ft from the rear property line whereas 30 ft is required (the existing former school bus garage would be razed).  The property is located at 10 East Union Street, (Map 34, Lot 18) Zoned:  Residential-1 (continued from the October 5, 2021 ZBA meeting.)

Public Hearing on remand by the Housing Appeals Board of the ZBA’s finding regarding “unnecessary hardship” in their denial of the use variance for the following application (the ZBA will also be holding a public hearing on the variance request regarding setbacks):  Hemily Investments, LLC, Owners/Applicants are seeking two Variance Request.  The first request is to allow a proposed multi-family use in the Commercial Industrial Flex Zone.  The second request is to permit the proposed 30-unit Condominium Development that will have four buildings with less than the ½ the building length to the side setbacks.  This concerns Section 3.11(A)(3) and Section 4.4.1.3 of the Goffstown Zoning Ordinance.  The properties are located at 134 Mast Road, (Map 5, Lots 54 & 54-1), Zoned:  Commercial Industrial Flex Zone (CIFZ)

Luke Roy, Applicant and Turning Point, LLC, Owner, are seeking a Variance to build a single-family home in the Commercial Industrial Flex Zone.  This concerns Section 3.11 (Table of Principal Uses) of the Goffstown Zoning Ordinance.  The property is located at Kennedy Hill Road (a Class VI Roadway), (Map 5, Lot 44), Zoned:  Commercial Industrial Flex Zone

Matthew Alarie, Applicant/Owner is seeking a Variance to replace existing stairs with a 4 ft x 5 ft landing for a two-family home in a new location (shifting approximately 8’-5” toward the front of the two-family – left unit) approximately 7 ft from the side property line whereas 15 ft is required.  This concerns Section 4.3 Table of Dimensional Regulations, of the Goffstown Zoning Ordinance.  The property is located at 44 Fairview Street, (Map 16, Lot 177), Zoned:  Residential-2
