GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday, September 5, 2023, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following application:

Approval of the August 1, 2023 ZBA Minutes:

Peggy Lombardo, Applicant/Owner is seeking a Variance to convert an existing single-family home with an attached accessory dwelling unit into a 2-unit duplex home.  The Variance is required as the lot only has 294.88 ft. of  frontage, whereas 300 ft. of road frontage is required in accordance with Section 4.3[3] of the Table of Dimensional Regulations of the Goffstown Zoning Ordinance. The property is located at 568 Black Brook Road, (Map 11, Lot 22-8), Zoned: Agricultural.

Sarah Johnson, Applicant, and The Smith Family Trust, Heather & Christopher Smith, Owners, are seeking a Variance to build a single-family home on a non-conforming lot, eight (8) ft. from each side property boundary, whereas fifteen (15) ft. is required.  This concerns Section 4.3 (table of Dimensional Regulations) of the Goffstown Zoning Ordinance.  The property is located at 135 Moose Club Park Road (Map 19, Lot 45), Zoned: Residential-2

Delude, Joathan, Applicant/Owner is seeking two Variances and a Special Exception to build a barn with living space above, for a proposed home and agricultural operation, on a lot that is located on a Class VI Road that is not Town maintained.  The first Variance is  required as the proposed agricultural operation and single-family dwelling is not permitted in the Commercial Industrial Flex Zone in accordance with Section 3.11 (Table of Principal Uses) of the Goffstown Zoning Ordinance.  The second Variance is required as the lot doesn’t have the required street frontage on a Town maintained road per Section 14.7.3 of the Zoning Ordinance.  The Zoning Board of Adjustment may grant a Special Exception per Sections 15.3.2 & 15.3.5 of the Zoning Ordinance for existing lots that do not have the required frontage on a Town maintained road.  The property is located at 28 Kennedy Hill Road, (Map 5, Lot 43) Zoned: Commercial Industrial Flex (CIFZ).
