GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday April 06, 2021, at 7:00 p.m. In accordance with the Governor’s Emergency Order #12, Pursuant to Executive Order 2020-04, the Zoning Board of Adjustment will utilize the emergency meeting provisions of RSA 91-A to conduct meetings through electronic means while preserving, to the extent feasible, the public's right to notice of such meetings and ability to observe and listen contemporaneously. Public Hearings:

Tania Gosselin, Owner/Applicant is seeking a Variance to allow the construction of a deck and a sunroom with dormer(s) onto the rear of the home, approximately 15 ft. from the side property line whereas a minimum 25 ft. setback is required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance.  The property is located at 16 Incline Avenue, a Class VI Road, (Map 42, Lot 7), Zoned Agricultural (Continued from the March 02, 2021 Meeting.)

Tobey & Renee Gamache, Owners, and Andrew H. Sullivan, Esquire, Applicant seek Variances for the following: Variance to create a lot with 8,867 sq. ft. of land area whereas 10,000 sq. ft. is required; Variance to create two lots with inadequate frontage – 79.19 ft. of frontage for Proposed Lot 28-1, whereas 100 ft. is required, and 88.67 ft. of frontage for the “parent” lot – Lot 28, whereas 100 ft. is required.  Lastly, a Variance to permit an existing non-conforming shed on Proposed Lot 28-1 to remain 4.4 ft. from the side property line, whereas 15 ft. is the minimum required, and 9.6 ft. from the rear property line, whereas 30 ft. is the minimum required.  These Variance requests concern Section 4.3, Table of Dimensional Regulations of the Goffstown Zoning Ordinance.  The property is located at 43 Pershing Street, (Map 16, Lot 28) Zoned:  Residential-2.

Kyna Abraham, Owner and Kristi Whitten, Applicant, seek two Variances to allow for a dog daycare.  The first variance required is to allow the dog daycare on a lot totaling 0.266942 ac., whereas 2 acres are required and to allow buildings or structures for the commercial kennel use (dog daycare) to be located less than the minimum requirement of 100 ft. to any lot line.  This concerns Section 5.6 of the Goffstown Zoning Ordinance.  The second Variance required is to allow a commercial kennel (dog daycare) within the Commercial zone.  This concerns Section 3.11, Table of Principal Uses (Use #D.7) of the Goffstown Zoning Ordinance.  The property is located at 727 Mast Road, (Map 15, Lot 212), Zoned:  Commercial

Brian E. Nawoj, Owner/Applicant is seeking a Variance to convert an existing Four-Family Building into a Five-Family Building, making an existing non-conforming structure more non-conforming due to maximum density allowance for multi-family dwellings in the Residential-1 District.  This concerns Section 4.3, Table of Dimensional Regulations, of the Goffstown Zoning Ordinance.  The property is located at 16 East Union Street, (Map 34, Lot 17), Zoned:  Residential-1

Matthew Poisson, Applicant, & Kaytlynn Brewster, Owner are seeking a Variance to allow two (2) full-time non-resident on-site employees, whereas, only one (1) full time equivalent person is permitted for his home-based business – Fresh Cut Landscaping.  This concerns Section 5.12 of the Goffstown Zoning Ordinance.  No materials associated with the landscaping business will be kept on site.  The Applicant will be keeping one (1) dump truck (max. gross vehicle weight = 14,000 pounds), a 22 ft. black enclosed trailer, and a 16 ft. open landscaping trailer on his property.  Both non-resident employees will also be parking on the property during work hours.  The property is located at 46 Orchard Street, (Map 16, Lot 96), Zoned:  Residential-2

  • Rehearing request from interested parties of Zoning Board decision rendered on March 2, 2021 granting variances to Moose Club Park Rentals (Map 19, Lots 33 & 34).
