GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday July 9, 2019, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearings:

SAMMCO, LLC, Owner/Applicant, is seeking a Variance to allow an automotive repair business in an existing garage that is located on the portion of the lot that is located within the Agricultural Zone.  This concerns Section 3.11 of the Goffstown Zoning Ordinance.  The property is located at 231 Mast Road (Map 26, Lot 9), Zoned:  Agricultural & Commercial Industrial Flex Zone (CIFZ) (The Applicant’s petition to Superior Court of the Zoning Board of Adjustment’s decision to deny their Variance application and subsequent Request for a Rehearing has been remanded back to the Zoning Board of Adjustment by the Hillsborough County Superior Court, Northern District.  The Zoning Board of Adjustment will conduct a de novo hearing, allowing the Applicant to present his original Variance application in full.) Mast Road Crossing, LLC, Applicant/Owner, is seeking a Variance to build an age restricted multi-family development which is not part of a mixed use development.  This concerns Section 3.11, Use #A.3, Table of Principal Uses, of the Goffstown Zoning Ordinance.  The vacant property is located on South Mast Road, (Map 5, Lot 60), across from the former Villa Augustina.  Zoned:  Commercial Industrial Flex Zone CIFZ

Gerrie & Paquette Rev Trust 2018, Owners and Glenn Gerrie & Joan Paquette, Applicants, are seeking a Variance to build an 10’ x 16’ shed approximately 2 ft. from the rear property line whereas 10 ft. is required for an accessory building not exceeding 600 square feet.  This concerns Section 5.1, Accessory Buildings, of the Goffstown Zoning Ordinance.  The property is located at 15 Haig Street, (Map 18, Lot 10), Zoned:  Residential-2.

J & E, LLC and Jennifer & Eric Williams, Owners/Applicants, are seeking a Variance to convert the former day spa and salon back into a single-family home within the Commercial Zone.  This concerns Section 3.11, Table of Principal Uses, of the Goffstown Zoning Ordinance.  The property is located at 381 Goffstown Back Road, (Map 6, Lot 78-2), Zoned:  Commercial.

Sean Luther & Stacey White, Owners/Applicants, are seeking a Variance to build an addition onto an existing single-family home that will encroach into the 15 ft. side yard setback.  This concerns Section 4.3, Table of Dimensional Regulations, of the Goffstown Zoning Ordinance.  The property is located at 7 Third Avenue, (Map 39, Lot 5-21), Zoned:  Residential-1.

Patricia & Matthew Wallace, Owners, & Joshua Robinson, Applicant, are seeking a Variance to permit the Keeping of Livestock (horses) on a property that is located within the Residential-1, whereas the use is not permitted.  This concerns Section 3.12, Table of Accessory Uses (Use #A-11), of the Goffstown Zoning Ordinance.  The property is located at 67 Mountain Road (Map 4, Lot 91), Zoned:  Residential-1.

Daniel Lapointe, Owner/Applicant is seeking a Special Exception to allow a Commercial/Industrial building to be constructed on an undersized lot.  This concerns Section 14.7.3 of the Goffstown Zoning Ordinance.  The vacant property is located on Laurier Street, (Map 17, Lot 237-1), Zoned:  Industrial.

Randy Godin, Owner & Meridian Land Services, Inc., Applicant, are seeking a Variance and a Special Exception to build an accessory dwelling unit within a proposed single-family home on a lot that doesn’t meet the lot size requirements.  This Variance is requested from Section 5.2.8 of the Goffstown Zoning Ordinance and the accessory dwelling unit is permitted by Special Exception per Section 5.2 of the Zoning Ordinance.  The property is located at 56 Louis Street, (Map 17, Lot 235) Zoned:  Residential-2.

Mathew & Kristy Osburn, Owners/Applicants, seek a Special Exception under Section 5.2 of the Goffstown Zoning Ordinance to construct an accessory dwelling unit.  The Applicants also seek the following Variances from Section 5.2 of the Goffstown Zoning Ordinance:  1) Variance to construct an accessory dwelling unit on a lot that doesn’t meet the lot size requirements; 2) Variance to permit the proposed accessory dwelling unit to be detached from the primary dwelling unit; and 3) Variance for the proposed accessory dwelling unit to exceed the maximum allowable size of 800 sq. ft. of gross floor area by 96 square feet.  The property is located at 19 Blue Jay Lane, (Map 31, Lot 20B), Zoned:  Agricultural
