Public Hearings:
Hugh M. Smith, Owner/Applicant, is seeking a Variance to construct a two-family dwelling unit (duplex home) on an undersized lot, whereas only one dwelling unit is permitted. This concerns Section 4.3

Christine Bernard, Applicant & James Gratton, Owner, are seeking a Special Exception to build a single-family home on an existing lot that has 280 ft. of frontage whereas 300 ft. is required. Brian & Deborah Tremblay, Applicant/ Owners, are seeking a Variance to build a Garage that would be 31 ft. from the front property line whereas 35 ft. is required. Margaret Darrah, Applicant/Owner, is seeking a Variances to demolish an existing screen room and rebuild a new screen room of the same size (12’x12’) that will be located approximately 18 ft. from the front property line, whereas 25 ft. is required, and to allow the structure to be built within the inner 50ft. of the required 100 ft. Bel-Air Nursing and Rehab Center, Inc., Applicant & Robert W Lenox & MMB & BBR Realty, LLC, Owners, are seeking a Variance to allow existing internal illumination to remain for the Bel-Air Nursing & Rehab Center freestanding sign containing the facility name and address. Also requested is a Variance to allow existing internal illumination to remain for the manual reader-board on the same freestanding sign. Both these Variance requests are required as the sign is located within 250 ft. of a residential zone. Any sign that is located within 250 ft. of a Residential district boundary (in this case, R-1 & Agricultural) can only be illuminated by a shielded external white light.
