    PUBLIC NOTICE

    GOFFSTOWN ZONING BOARD OF ADJUSTMENT

    There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday March 7, 2017, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

     

    Public Hearings:

     

    Leah and Joseph E. Wolczko, owners/applicants, are seeking a Variance to replace existing stairs and landing with a 33 sq. ft. landing and stairs that would be 18 ft. from the front property line whereas a 25 ft. front yard setback is required. This concerns Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. Also, a second Variance is requested to increase the nonconformity of a legal nonconforming structure by further encroaching into the front yard setback. This concerns Section 14. 9 and Section 14.9.2.1 of the Goffstown Zoning Ordinance. The property is located at 17 Heald Street, (Map 14 Lot 16) in the Residential-2 District.

    Marc P. Tessier, Jr. & Christina N. Young Tessier, owners/applicants, are seeking a Variance to subdivide a property into two lots creating one lot that would have 110 ft. of road frontage, whereas 150 ft. of road frontage is required. This concerns Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 92 Wallace Road, (Map 5 Lot 93) in the Residential-1 District.

    Donald Deslauriers & Tammy Pierson Deslauriers, owners/applicants, are seeking a Variance to allow an existing tarp pole shed to be located within the front yard setback. This concerns Section 5.1.3 (Accessory Buildings and Facilities), of the Goffstown Zoning Ordinance. The property is located at 171 Montelona Road, (Map 9 Lot 60-1) in the Agricultural District.

     

    James E.M. Coughlin, Jr., Trustee of Woodland Trust, applicant, is seeking a time extension for a Special Exception previously approved on April 2, 2013 to allow multi-family housing on a lot in a Residential-1 District. The project consists of subdividing the existing 68.23-acre lot into two lots and constructing 76 attached townhome style units in three buildings on a 37.11-acre lot with frontage on Bog Road. Section 3.11.A.3 of the Zoning Ordinance, Table of Principle Uses, lists multi-family as a use permitted by Special Exception. The property is located off Mountain Road and Bog Road (Map 4, Lot 87-6) in a Residential-1 District. Placid Woods is the owner of the property. Special Exceptions expire after two years from the date of approval if active and substantial development has not been accomplished. A previous time extension was approved in April of 2015 and is scheduled to expire.

     

    Andrew Berube, Applicant/Owner, is seeking s Special Exception to demolish and rebuild a single-family home on an undersized lot. This concerns Section 14.7.3 (Use of a Non-conforming Lot) of the Zoning Ordinance. The property is located at 174 Wallace Road, (Map 5 Lot 81) in the Agricultural District.

     

    Luke Nelson, Applicant/Owner, is seeking a Variance to build a single family home within the Wetland and Surface Water Conservation (WSWC) District Buffer. This concerns Section 13.3 (WSWC District) of the Goffstown Zoning Ordinance. The property is located at 93 Mountain Road, (Map 4 Lot 95), Zoned: Residential-1. (Variance previously approved for building on half an acre where one acre is required, on December 6, 2016).
